🚨 REAL ESTATE MYTH BUSTER 🚨
A LOT of people think that if they want to buy a house, they have to call the listing agent directly.
Not true. 👏
Let’s break down how this ACTUALLY works in a normal real estate transaction because honestly… most people were never taught this.
🏡 In most home sales, there are TWO agents involved:
➡️ The LISTING AGENT
➡️ The BUYER’S AGENT
And they have VERY different jobs.

🔑 THE LISTING AGENT
The listing agent represents the SELLER.
Their job is to:
• Help the seller price the home
• Market the property
• Negotiate the best deal for the seller
• Protect the seller’s interests
• Get the seller the strongest terms possible
The listing agent works FOR the seller.
Even if they’re super nice (and many are!), their fiduciary duty is to the seller first.

🛍️ THE BUYER’S AGENT
The buyer’s agent represents YOU as the buyer.
Their job is to:
• Help you search ALL available homes — not just their own listings
• Set up showings
• Explain the market
• Help you avoid overpaying
• Negotiate repairs, price, and terms
• Point out red flags
• Recommend lenders, inspectors, title companies, etc.
• Guide you through contracts and deadlines
• Protect YOUR interests
Your buyer’s agent is basically your advocate throughout the process.

💡 BIG MISCONCEPTION:
“Can an agent only sell me homes they personally listed?”
NOPE.
Any licensed REALTOR® can typically show and sell you almost ANY home on the market.
So if you hire a buyer’s agent you trust, they can help you purchase:
✔️ Another agent’s listing
✔️ New construction
✔️ Resale homes
✔️ Sometimes even For Sale By Owners
You do NOT need a different agent for every house you want to see.

🤝 SO WHY DO PEOPLE CALL THE LISTING AGENT DIRECTLY?
Usually because:
• The sign is in the yard
• Their phone number is on Zillow/Realtor.com
• People assume “they know the house best”
But here’s the important part:
The listing agent already represents the seller.
That’s why many buyers choose to have their OWN representation instead of going in unrepresented.

⚖️ “BUT CAN’T ONE AGENT REPRESENT BOTH SIDES?”
Sometimes, yes.
That’s called dual agency (or intermediary in Texas).
But many buyers prefer having their own dedicated representation so someone is fully advocating for THEM during negotiations.

🧠 EASY WAY TO THINK ABOUT IT:
Listing Agent = works FOR the seller
Buyer’s Agent = works FOR the buyer
Same transaction.
Different responsibilities.
