Spring 2026: Should you sell....or wait?

Every spring, the same thing happens.

More homes hit the market.
More sellers test the waters.
More agents say, “It’s the perfect time to list.”

And honestly?

For some homeowners… it’s not.

The Spring Illusion

Spring feels like the best time to sell. Flowers. Longer days. Buyers out driving around on weekends.

But in parts of San Antonio, more inventory also means more competition.

More competition means:
    •    More price comparisons
    •    More picky buyers
    •    More negotiation

If your home isn’t positioned correctly, it doesn’t “sell fast.”
It sits.

And sitting creates leverage — just not for you.

The Question No One Asks

Instead of asking:

“Should I list this spring?”

A better question might be:

“If I don’t have to sell… would I?”

Because here’s the truth about this Spring 2026 market:
    •    Well-prepared homes are still moving.
    •    Overpriced homes are getting adjusted.
    •    Buyers are payment-sensitive.
    •    Rate-conscious buyers are negotiating harder than they did in 2021–2022.

That’s not negative.
That’s just reality.

The Sellers Winning Right Now

They’re not the ones “testing a high price.”

They’re the ones who:
    •    Understand their real competition
    •    Price strategically (not emotionally)
    •    Prep their home before going live
    •    Have a plan if it doesn’t sell in 30 days

Notice I didn’t say “hire the right agent.”

Because this isn’t about me.

It’s about whether your timing, equity position, and next move actually make sense.

A Quiet Advantage Most Sellers Miss

There’s something interesting happening right now in San Antonio and surrounding areas.

Some homeowners are choosing to:
    •    Sell before summer inventory peaks
    •    Lock in buyers relocating before school starts
    •    Or wait until late summer when competition dips again

None of those are wrong.

But they’re very different strategies.

So Should You Sell This Spring?

Maybe.

But only if:
    •    You know your true net proceeds
    •    You understand what buyers in your exact zip code are paying right now
    •    You’re comfortable negotiating in a payment-driven market
    •    Your next move is financially sound

If you’re unsure, that’s not weakness.

That’s wisdom.

If You’re Curious (Not Committed)

If you just want to know:
    •    What your home would realistically sell for
    •    What you’d walk away with
    •    What your timing options look like

That’s a conversation.

Not a contract.

Spring 2026 isn’t about rushing.
It’s about positioning.

And positioning quietly wins.
